The model

A project-led pathway, not a generic investment product.

MLSP does not operate a fund or promote a financial product. Each opportunity is assessed on its own merits, at a specific site, with its own structure and its own documentation.

The underlying asset is accommodation: modular cabins at Western Australian caravan and holiday parks, developed through a partnership between the park owner, aligned capital, modular supply capability and an operating pathway.

The legal and commercial arrangement between the parties, and where each party’s obligations and entitlements sit.

How the accommodation will be booked, managed and maintained once it is operating.

Planning and approvals, construction and delivery, demand and operating performance, and the commercial assumptions underpinning the project.

MLSP’s long-term intent is a scalable WA-wide modular cabin network, beginning with suitable pilot opportunities and growing through repeatable delivery.

30–60 locations and 1,000+ cabins are an ambition and target pathway only, subject to viability, capital, approvals and delivery. They are not a forecast, a commitment or a projection of returns.
