“Best and Final” at Ingenia, WA Tourism Holds Up Through June, and Summer Bookings Arrive Late

This week’s news shows demand holding up in value while becoming more price-sensitive in volume, and a very public example of how investors value holiday parks.

Warburg Pincus Calls Its Ingenia Offer “Best and Final”

On 15 October 2026 Ingenia Communities announced an updated, non-binding indicative proposal from Warburg Pincus to acquire 100% of Ingenia by scheme of arrangement at A$5.25 cash per stapled security, about A$2.14 billion. This reconfirms the price from the 28 September proposal, and Warburg now describes it as “best and final” in the absence of a superior proposal. New in this version, securityholders could keep the half-year distribution to 31 December 2026, of up to A$0.05 per security, without any reduction to the offer price. The update follows Warburg’s review of the initial, non-exclusive due diligence material Ingenia granted on 5 October.

Warburg has asked the board to confirm in writing by Monday 19 October that the revised proposal is more favourable to securityholders than Ingenia’s agreed acquisition of Perth land developer Peet Limited, and to grant exclusive due diligence access. Ingenia says its board is assessing the proposal with advisers, has not formed a view, makes no recommendation, and that securityholders need take no action. There is no certainty of a binding offer or a transaction, and the Peet scheme meeting is scheduled for early December.

MLSP analysis: Ingenia operates around 39 holiday parks, so the outcome will decide who owns one of the larger national holiday park portfolios.

WA Tourism: A$19.8 Billion in Spend to June 2026

Tourism WA’s visitor statistics now report results for the year ending June 2026 of about 11 million overnight trips, A$19.8 billion in total trip spend and 1.1 million international trips. A year-ending figure covers 12 months, so it smooths seasonal swings, and it is not strictly comparable to calendar-year totals published earlier. The regional breakdown, which matters most to parks outside Perth, was not available in readable form at the time of writing.

Nationally: Fewer Trips, Higher Spend

Tourism Research Australia’s national results for the June quarter 2026 show 27.1 million domestic overnight trips (down 2% on the June quarter 2025), 89.0 million nights (down 2%) and A$25.7 billion in spend (up 2%). The release gave no WA, regional or caravan and camping figures, but the pattern, healthy spend with more price-sensitive volume, is consistent with the soft Great Southern winter reported by operators earlier this year.

Summer Outlook: Strong Interest, Late Bookings

A survey reported on 13 October (1,700+ Australians aged 18 to 64; the pollster isn’t named) suggests nearly 2.5 million Australians plan regional holidays this summer, with 31% of prospective travellers still to finalise bookings. Most also planned to eat out and shop locally. WA isn’t broken out, so this is a rough guide only, but it hints at late-arriving summer demand that rewards flexible pricing and quick availability, and at the value visitors bring to local town economies.

The MLSP Model, in Brief

MLSP helps WA caravan and holiday park owners add modular cabin accommodation to their own sites. The cabins are manufactured off-site and installed on your land, and the investment and booking income are shared between the park owner and a network of co-investors, so owners can upgrade without selling their park. Cabins can appeal to visitors who travel without a caravan or campervan, which may help a park reach a wider group of guests through the year.

It is one option among several, and not the right fit for every park. It’s simply worth knowing about.
