A better way to bring accommodation opportunity together.

MLSP was created around a simple observation: suitable park land, accommodation demand, modular capability and capital do not always connect on their own. We work to bring those pieces together through a disciplined, partnership-led approach to modular cabin accommodation in Western Australia.

Why MLSP exists

The gap between opportunity and accommodation.

Parks may have land and local knowledge. Demand may exist. What is often missing is an integrated path from opportunity to delivered, operating accommodation. MLSP exists to help close that gap.

Each of the pieces required to add accommodation to a regional park already exists somewhere. Park owners hold land and understand their local market. Capital is available for well-structured projects. Modular manufacturers can build to a consistent standard. Operators know how to fill rooms.

What is scarce is the connective work: assessing whether a site genuinely supports a project, structuring an arrangement that works for every party, coordinating capital and supply against a realistic delivery plan, and carrying that through to accommodation that actually operates.

That connective work is what MLSP does.

We identify and assess opportunities

We look at whether a Western Australian park site could realistically support modular cabin accommodation, and we say so plainly when it cannot.

We help shape project structures

We work out how land, capital, supply and delivery responsibilities should sit between the parties for a given project.

We coordinate the right conversations

Across land, capital and modular supply, bringing the parties together at the point where each is genuinely needed.

We support the pathway to delivery and operation

From installation and handover planning through to the operating and booking layer where that applies to the project model.

What we do not present ourselves as

MLSP is not a one-size-fits-all builder, operator or investment provider. Each project is its own agreement between the right parties.

MLSP’s long-term ambition is to develop a scalable WA-wide modular cabin network, beginning with suitable pilot opportunities and growing through repeatable delivery.

The network is intended to create a foundation for broader accommodation impact over time. That phrasing is deliberate. We are building capability that we believe will matter beyond tourism accommodation, but we are not going to claim that outcome before we have earned it.

Growth targets referenced elsewhere on this site are an ambition and target pathway only, subject to site, capital, approvals and delivery conditions. They are not a forecast or a commitment.

A network is only as credible as the projects underneath it. These are the commitments we hold ourselves to.

We do not overstate what is agreed

No project is described as approved, funded, partnered, installed or operating without documented confirmation.

We say no early

Site suitability depends on many factors. Telling an operator early that a site is not a fit is more useful than a long process that leads nowhere.

We do not publish guaranteed outcomes

Commercial outcomes depend on site-specific assumptions, costs, approvals, delivery, demand, operating performance and the final legal structure.

SK Teng

Founder · Perth, Western Australia

SK Teng founded MLSP and is the principal of Emmazo Digital Marketing in Perth. He brings 18 years of digital marketing and business development experience, beginning in Malaysia and continuing in Australia since 2017.

MLSP is his primary focus in 2026. The work is deliberately connective: assessing whether a Western Australian park site could realistically support modular cabin accommodation, shaping how land, capital, supply and delivery responsibilities sit together, and coordinating the conversations that let a project proceed.

He is the first point of contact for park owners, capital partners and industry partners exploring the network.
